New homes next to a busy airport.

Prospective and Current Homeowners:
If you feel you have been mislead about the airport by anyone with a financial interest selling a home anywhere in the vicinity of the airport (Real Estate professional or a homeowner selling their home), please report your experience immediately to the California Department of Real Estate for enforcement and diciplinary actions. On that page please go to Consumers, DRE Assistance, Filing a Complaint with The DRE. OR http://www.dre.cahwnet.gov/ Swift enforcement by the proper authority is highly recommended. Please feel free to copy the PAA on official correspondence in this matter.

Airport users have an issue. A large home development was built very close to the airport under the traffic pattern against recommendations and no preventive actions for expected future problems are being taken. A letter requesting action was sent by the San Diego Area Aviation Council (SDAAC.org) making recommendations for actions that the City of Carlsbad should take to prevent community/aviation issues with the new Bressi Ranch Residential development. A strong recommendation was also made by the Palomar Airport Advisory Committee to the County. The Bressi development is located directly south east and within a half mile of this busy airport. Be sure to see the information in our Fact V. Fiction page. Pilots continue to hear unhappy residents reporting being told (and believing) misstatements on how little the airport would impact them. We call these the Classic Mistakes of homebuyers near busy airports. Believing these kinds of statements seem to be the answer to the question "why did they buy a home next to a busy airport..." if they are bothered by noise or overflight?

Bressi Condos went up starting July 27, 2004. This is the high density housing closest to the airport. These homes are located in and around California Division of Aeronautics safety zone #3. There is no report of any action being taken on recommendations made by local aviation organizations or the Palomar Airport Advisor Committee for buyer awareness and protection of the airport. You can see the city's website for "Bressi Ranch Affordable Condominiums " Here... The first development anticipated to come on line will be the affordable "for sale" condos, in summer, 2004. The community grand opening is slated for the summer of 2004 for all residential single-family homes and the affordable housing. You can see the city's website for the main development Here. You can see a larger picture of the one at the left Here. More info can be found in the main menu.

Bressi Ranch residential construction enchroachment issue Encroachment Recommendations and Education
PAA shouldn't have post all this information, the city and developer should...

This is serious business. If you live within 3-7 miles of the busy Carlsbad-Palomar-McCellan Airport (depending on direction from the airport), we think you need to be educated about air traffic. Did you know this high-intensity, 24hr, all-weather airport has just had new homes built right next to it and directly underneath the low altitude portions of its traffic patterns and safety zones? These pages are intended to educate and inform policy makers and potential residents about aviation in and around Palomar Airport in Carlsbad CA. New homes in the Bressi area went on sale in August 2004 and residents have been moving in since then without being told all the facts. This page contains important links, discussions and recommendations about this local area in close proximity to the air field. Take note of the Fact vs. Fiction section which is especially relevant to those considering purchasing homes within a two mile range of this airport, or underneath it's approach/departure paths, which extend out for 7 miles. Also be sure to checkout the Bressi Traffic Intensity page to see the actual traffic pattens, aerial movies and air traffic audio. Well let you experience flying in the traffic pattern at Palomar Airport and over the Bressi Ranch area. Have fun and fly safe.
